Lighting

Lighting is controlled by a CBUS system.  The main controls are the wall switches.  The panel beside the front door also controls the louvers, pandanas lights, pool lights and the lounge fan.  The bottom button toggles between the options.

The garage lights are on a sensor.

If the system fails, the lights can be individually controlled by the panels in the cupboard in Bed 2.

Wall mounted iPad

Can be used to control the lighting and the opening and closing of the void louvres.  However, this can be unreliable and is not essential for the operation of the lights or louvers.

Hot water

Water is heated by a gas on-demand system.  The system has a maximum temperature of 50C.  The temperature is controlled by pressing the ‘transfer’ button to activate the controller you are using and then using the arrow buttons.

Pressing the ‘preheat’ button on the Rinnai touchpad in the bathrooms or kitchen area and waiting a minute or two will reduce the delay in the hot water coming through.

The large gas cylinders are located in a locked storage area behind the dustbins.  Please contact the property managers if there is no gas.  An ‘error code 11’ message will usually display is there is no gas.

If there has been a power outage, the system may need to be restarted using the On/Off button on the kitchen controller.

Void electric louvres

Controlled by the front door panel.

There is a time lockout of about 5 minutes on the louvres, so please wait and try again if there is no response.  Please note a couple of banks of louvres do not work.

Air conditioning

The bedrooms / lounge areas are individually controlled.  The heat/cool setting on the panel in Bed 2 (bedroom off the courtyard) controls which mode the whole system is in.  The system cannot cool some rooms and heat others at the same time.

Microwave

Press the microwave button first.  The power level can then be adjusted using the dial.  Press the confirm button to set the correct power level, then use the dial to adjust the time.  Press start/confirm button to activate.  Plastic microwave covers are in the cupboard above.

Induction cooktop

The unit initially needs to be activated by the central switch in the power point in the island bench.  The ‘on’ touch button is the centrally located circular icon.  ‘+’ activates and increases element heat.  Both ‘+’ and ‘-‘ can be pushed together to turn off an element.  The elements do not work unless a pot/pan is present.  Induction cooktops heat pans much faster than a traditional electric cooktop.

BBQ

Runs off the main gas supply that also heats the water.  Auto-ignite by pushing the buttons in and twisting anticlockwise.  Manual lighters are also in the kitchen drawer.

Pool lights + Pandanas lights

Controlled by the switch by the front door.  Not all of the pool lights work.

Outdoor furniture

Please leave in the current areas.

The outdoor furniture has weatherproof foam seats and cushions.  We would suggest that you move the seats/cushions out of the weather when not in use as they take some time to dry!  The courtyard lounge cushions are stored in the box.

Kitchen Bench-tops

The kitchen bench tops are marble.  They scratch easily if heavy items are dragged across them (ie esky).  Please use cutting boards (right top draw of the island bench).  Wipe down with warm water and a soft cloth.  Please don’t use anything abrasive.

Lounge room ceiling fan

Is turned on/off by the control panel by the front door.

Front Gate

There is a separate key for the front gate (that looks very similar to the main key).  The gate is always locked from the Street side, always open from the unit side.  If you don’t want to use the gate key, it is easy to reach through the gate to open.

Rubbish

Collection day is Thursday.  The yellow top bin is for recycling (no plastic bags).  The dark green bin is for general waste, and the bright green bin is for garden waste only.  Please only use the bins labelled 2/1 Stevens St.

Garage and storage cage

The garage is a shared space with our neighbours.  Please only use the 2 carparks underneath Unit 2.  Do not obstruct the common area.  Please respect the neighbour’s property.  Lighting is on a timer/ movement sensor.

The storage cage contains pool equipment and chemicals.  It is usually locked for safety purposes, but if it is not locked, please do not access.

Table Tennis

You are welcome to use.  Please pack it up and re-cover when not in use.  To extend the table first unlock by elevating the blue ‘switch’ on each side, located at wheel level.  Once unlocked extend the table.  The legs move automatically when extending the table.  The blue ‘switch’ beside the net clicks up when the table is locked flat.  To fold the table, depress the blue ‘switches’ by the net on each side and gently raise the table.

Electrical switchboard

Located in the cupboard in Bedroom 2, opposite the courtyard.

Water supply

The water meter is located on Belmore terrace (rear of the unit, downhill of the bus stop).  A tap to turn off the water is in the garage on the far wall opposite the garage roller door.
